build :) Well we have the ruff prints done and the final prints will be done next week as will the dirt work start. :) I get to play on a Cat dresser dozer and JCB backhoe. I may scan a smaller copy of the prints to show the basics but the reg. prints are huge
I hope to have it done by the end of next summer as we are doing most the work ourself and with the help of a family member that builds for a living. I already have power out there and my camper and a small shop to store my tools in. We are building on 18 acres that has a aprox 6 acre pond that our deck & balcony will face. I will try to scan and attach. My money will be tied up for some time now so no more computer upgrades.

The final prints cost me $1265 professionally printed to spec. plus the full scale elevation drawling and elevation print and survey was another aprox. $1200 est. building cost will be just over $185,000 and will be the next 30yrs of my life. Good news is the land is all paid for as I have been paying for it for 5 1/2 years.

and also I do have a shop that is off the East side of the building site that is 30x40'

Wow you sure out did me.

Congrats MDS.

Mine will be a modest 1500 sq ft and like you built by myself and family. I did my plans with home architect and a pencil and paper. The rest is still floating around in my head. Im sorta building freestyle on the fly. Nothing in concrete and everything subject to change at my discression. Adds a bit of excitement not knowing exactly how things will turn out untill its finished.

I'd liked to have saved the money on the prints and what not, but the problem was that my land sits half way in the city limits and half out. The city requires a copy of to spec prints to build even if my house sits 320' from the city limits. And also I would hate to build a house this size without a set print. I like freestyle building as that is pretty much how my folks did there new place a few years back. The only bad things is when the city grows which it is in my dirrection I will be anexed into the city limits completely and have to pay city property tax, but for now I don't. There are aprox. 6 acre across the road and 3 acre next to me that are building quite a few houses only I have the largest plot of land in our section and do not plan to sell any of it. Good thing is I can still get cable if I run my line to the pole which will be aprox. 320' so I can have my cable internet. If I get a chance I'll take a few photo's along the way :)

I would have bought plans but the budget didnt allow it. I would have had to hire an architect because of limits I had keeping part of my old foundation. I changed about 40' of exterior walls and kept the rest of the house the same as it was. Just this time its 4' above the ground instead of 1' below ground level.

I just finished swinging the trusses saturday and sheated in part of the roof to sturdy it up. I built the front porch yesterday and crashed out at 5:00pm and took a long hot shower.

At least im on the building side of the project now instead of the demo side. Building is much more rewarding.

Im also wanting a new garage. What I have now is more of a 36x24 shed/studio. In a few years it will turn into a 30x40 steel building with a studio appt on one side 12x30 and my garage 28x30 occupying the rest.

WoW you guys! :D :cooldude:

How cool! :) We (OK Fingers,) drew up our plans. He has auto cad light and did everything. During construction he place all the studs outlets etc on the drawings. Worked perfect because now when I'm going to hang something I can easily find the studs. :)
Otherwise I'd miss them with a stud finder :p

I'm really excited for both you guys! You have to keep the progress going! I can enjoy watching your efforts and not suffer the headaches! :p

(are there plan pics?)

Nice.

I'd have the washer and dryer upstairs because I'm lazy. The MB fireplace and Balcony is cool to have. Dual vanity is also nice to have.

Beautiful house!

It's a good plan if you live in a cold climate. Remember, heat rises so in the summer time...your master bedroom will be hard to keep cool.

MDS

BBA there will be 2 central air units one for upstairs and one for down stairs each controled on it's floor. We moved the bath and utility and removed the door that was next to the bathroom not shown on this print. Also the front windows will be more of a hex shape then a rounded shape as a cost saver. jad1097 we considered putting the utility on the second floor but the only option would be to cut the master walk in closet down and the wife said no way.

Ran into the first major problem today :( doing dirt work and had to cut out the grade only to find that there is an underground spring right in the middle of what will be the house. Now I have my hands full to figure out what I'm going to do as I don't want water seaping under the house. Off to a bad start let me tell ya. I would like to get it framed up and sheeted and roofed before winter snow so I am spending almost all my time out there work til dark which is about 7:30 now.

I saw that at one house and it was not fun. I was the lucky guy who got to pump out the hole every day while they delt with the seeping water. Im sorry to hear about the bad luck. I see all of these problems as little tests of character now. I have been tested many times over at this point ;)
I hope you have a good foundation contractor that can deal with the problem. Do you have the area available to resite your home to avoid the spring?

No work today on it as it is raining and it's hard doing dirt work in the mud. :(
